DeepLine Waterproofing is a basement underpinning and waterproofing company based at 66 Jutland Rd, Unit 89, Etobicoke, ON M8Z 2G6, working across Etobicoke, Toronto, North York, York, East York and Mississauga.
What we do
Two things, and they are less related than they look. Underpinning and bench footing, which lower a basement floor to give you usable ceiling height. And waterproofing, drainage and foundation repair, which keep water out of it.
Most companies in this market sell one and subcontract the other. We do both, which matters more than it sounds — if your basement needs lowering and it also leaks, doing both while the floor is open costs a fraction of doing them as separate projects.
How we price
We publish verified Toronto market ranges for everything we do, on ourcost pages. That is unusual in this trade and it is deliberate.
A homeowner with no reference point cannot tell a fair quote from a bad one, and that asymmetry is how people get taken advantage of. Published ranges let you check any quote you are given, including ours.
Underpinning in particular is quoted in incompatible units across this market — some contractors price per linear foot of wall, some per square foot of finished floor, some per square foot of excavated face. The same job can be presented as $35,000 or $180,000 depending on which. We quote in linear feet and state the quantity.
Diagnosis before quote
A wet basement has six common causes and only two of them need a waterproofing system. The other four — downspouts, grading, a window well, a single crack — cost a fraction as much.
So we walk the exterior before the interior, every time. If the answer is extending your downspouts and regrading the side yard, we will say so, even though it is a much smaller invoice than the system we could have sold you.
We would rather be the company you call next time, and the company you mention to a neighbour.
What we are honest about
We publish a page about how this work fails, including our own mistakes, atwhat can go wrong. Nobody in this trade does that, which is exactly why it is worth doing.
The short version: the failures that matter are invisible on the day the job finishes. Drainage stone laid without filter fabric silts up within a few years. Exterior membrane installed without a dimple board over it gets torn by backfill. Underpinning bays opened out of sequence remove support from the wall above.
Knowing those three things lets you ask better questions of any contractor, including us.
