Basement underpinning lowers your basement floor by excavating beneath the existing footing and pouring a new footing deeper, in staggered sections, until the whole foundation sits lower than it did. The wall is extended downward rather than replaced.

Basement underpinning in Toronto costs $350 to $800 per linear foot of foundation wall, and a full basement lowering on a Toronto semi typically runs$75,000 to $150,000 all in. It requires a building permit and stamped structural drawings. Unlike bench footing, underpinning preserves the room's entire original floor area.

That last sentence is the whole decision. Both methods get you headroom. Only one of them leaves the room the same size it was.

Why people underpin

Almost every underpinning enquiry we take starts with the same problem: a basement with somewhere between five and a half and six and a half feet of clearance. Legally and practically, that space cannot become a bedroom, a rental unit, or anything a building inspector will sign off on.

In Etobicoke and York, 64.9% of the housing stock was built before 1981 — the highest share anywhere in Toronto. Those houses were built when basements were for the furnace and the coal chute, not for living in. Low headroom is not a defect in them. It is the original design.

Underpinning converts that space into a real storey. Two to three feet of added height turns an unusable cellar into a legal secondary suite, and in a city where a basement apartment carries real monthly rent, the arithmetic often works.

How the work is actually sequenced

Underpinning is not one big excavation. If you dug out beneath an entire foundation wall at once, the wall would have nothing left to stand on.

Instead the wall is divided into bays, usually three to four feet wide. A small number of non-adjacent bays are excavated, formed and poured, and each pour is left to cure before the bays beside it are touched. Most of the foundation stays fully supported at every moment.

Underpinning is not one excavation. The wall is divided into bays, and only a staggered few are ever open at once, so the house stays supported the whole way through. This sequencing is most of why the job takes weeks rather than days.

This is why underpinning takes six to twelve weeks on site rather than a few days, and why a quote that promises a two-week turnaround should worry you rather than impress you.

Underpinning or bench footing?

Bench footing is the cheaper alternative. It leaves the original footing completely alone and instead pours a concrete bench that steps inward from the wall, carrying the load down to the new floor level.

It costs meaningfully less and moves faster. It also permanently removes a strip of floor along every exterior wall — typically one to two feet on each side.

Both methods lower the floor. Underpinning extends the wall downward and keeps the room's full footprint. Bench footing leaves the original footing in place and builds inward, which is cheaper and faster but permanently costs you a strip of floor along every exterior wall.

In a wide basement that strip may not matter. In a Toronto semi that is already only sixteen feet across, losing two feet from each side takes a sixteen-foot room down to twelve. What drives the price

The concrete work is only part of it. Geotechnical investigation, structural engineering, the permit, excavation and soil disposal, a new slab, and reinstating plumbing all sit on top of the per-foot number.

Soil disposal is the line item that surprises people most. Lowering a basement two feet across 600 square feet means removing roughly 45 cubic metres of material, by hand or conveyor, up a stairwell, into bins. There is no cheap way to do that in a built-up neighbourhood.
