Cheaper Than Underpinning. You Lose Floor Area.

Bench footing gets you the same ceiling height for meaningfully less money, by building inward instead of digging deeper. Whether that trade is worth it depends entirely on how wide your basement is.

Bench footing lowers a basement floor without excavating beneath the existing foundation footing. A concrete bench is poured that steps inward from the wall and carries the load down to the new, lower floor level.

Bench footing lowers a basement floor for roughly 20 to 40 percent less than underpinning, because the original footing is left undisturbed. The trade-off is permanent: the concrete bench takes one to two feet of floor width off every exterior wall. In a narrow Toronto basement that can cost you the usable room you were trying to create.

What the bench actually is

Picture the inside edge of your basement wall. Benching builds a solid concrete mass along it, starting at the level of the old footing and stepping down and inward to the new floor.

The old foundation never moves and is never undermined. The bench takes the load that used to travel straight down through the footing and redirects it to the lower level, safely inside the excavation.

Both methods lower the floor. Underpinning extends the wall downward and keeps the room's full footprint. Bench footing leaves the original footing in place and builds inward, which is cheaper and faster but permanently costs you a strip of floor along every exterior wall.

That drawing is the entire decision. Both methods put your floor where you want it. Only one of them gives you back the same room.

Why it costs less

Three reasons, all structural rather than cosmetic.

There is no excavation beneath the existing footing, which is the slowest and most skilled part of underpinning. There is less temporary shoring, because the foundation is never unsupported. And there is no bay-by-bay curing sequence, so the crew is not waiting on concrete to gain strength before opening the next section.

Against underpinning at $350 to $800 per linear foot, benching typically lands 20 to 40 percent lower. On a full basement that is a real saving, often $15,000 to $30,000.

What you give up

A strip of floor along every exterior wall, permanently, for the life of the house.

How wide depends on how far you are lowering. A modest one-foot drop might cost you a foot of width per wall. A two to three foot drop typically costs closer to two feet per wall, because the bench has to step out further to reach down safely.

Run the arithmetic on your own basement before you decide. A 16 foot wide Toronto semi benched at two feet per side is left 12 feet wide. That is still a room. A 12 foot wide basement benched the same way is left at 8 feet, which is a hallway with a bed in it.

The bench is not wasted space, exactly

It is worth saying honestly: the bench does not vanish. It becomes a low concrete ledge running around the room, and people do use it — as a plinth for built-in storage, seating, or a services chase for plumbing and wiring.

But it is not floor. You cannot stand on it usefully, you cannot put a bed against the wall, and it counts against you when a designer measures the room for Building Code compliance.

When benching is the right answer

Benching genuinely wins in several situations, and we recommend it regularly.

Wide basements where losing two feet per side still leaves a generous room. Jobs where the budget simply does not reach underpinning and the alternative is doing nothing. Houses on soil conditions that make deep excavation beneath the footing risky or very expensive. And partial lowerings, where only one section of the basement needs the height.

It is also faster. Where underpinning runs six to twelve weeks on site, a benched basement of the same size typically finishes in four to eight.

When to underpin instead

Any basement already narrow enough that the finished room is in question. Any project where the goal is a legal secondary suite and the room dimensions are close to Code minimums.

And any house where you expect to sell: a full-width lowered basement presents considerably better than a benched one, and buyers do notice the ledge.

Permits are the same either way

One thing benching does not save you is process. It is structural work, it needs a City of Toronto building permit, and it needs stamped drawings from a structural engineer exactly as underpinning does.

Anyone offering to bench a basement without a permit because "we are not touching the footing" is misreading the Code, and you will discover it when the house is sold or insured.
