DeepLine Waterproofing serves Etobicoke, Toronto, North York, York, East York and Mississauga. Housing age varies sharply across these areas —64.9% of Etobicoke and York housing predates 1981 against 38.0% in Mississauga — and that age determines how a basement fails and therefore what it costs to fix.
Why we write a page per city
Because the honest answer genuinely differs. A location page that swaps a city name into the same paragraph is worth nothing to a homeowner and, increasingly, nothing to a search engine.
Three things actually change across our service area: the age and type of the housing, how much room there is to excavate, and whether the City of Toronto subsidy applies at all.
Housing age, by district
- Etobicoke and York — 64.9% built before 1981, the highest share in Toronto, across 69,595 detached homes
- North York — 56.7% built before 1981
- Toronto and East York — 54.9% built before 1981
- Mississauga — 38.0% built before 1981
What that means below grade
Unglazed clay weeping tile, laid through to about 1960, was made in short lengths with deliberately open joints. Those joints admit tree roots and, as decades of clay soil movement pulls them apart, silt. The pipe usually looks intact when excavated. It simply stopped draining.
Bituminous fibre pipe, common through the 1960s and early 70s, fails differently: it deforms oval under soil load and the layers delaminate inward. That one you can often crush in your hand.
Perforated PVC, standard from about 1980, mostly has not failed. When a newer Mississauga house leaks, the cause is nearly always grading, downspouts, a window well or a cracked cold cellar wall instead.

One important boundary
The City of Toronto Basement Flooding Protection Subsidy applies in Etobicoke, Toronto, North York, York and East York. It does not apply in Mississauga, which sits in the Region of Peel.
That distinction is worth knowing before you budget, and it is set out in full onthe subsidy page.
