Wet basement repair starts by finding where the water is entering. That sounds obvious, and it is the step most commonly skipped in this trade.
Six causes account for almost every wet basement in Toronto: downspouts discharging at the foundation, negative grading, a failed window well, a foundation crack, failed weeping tile, and interior condensation. Only failed weeping tile and severe hydrostatic pressure require a full waterproofing system. The other four are repairs costing between a few hundred and a few thousand dollars.
The six causes, cheapest first
1. Downspouts discharging beside the foundation
A single downspout dumps an enormous volume of roof water in a very small area. If it discharges within a metre of the wall, it is saturating the soil directly against your foundation every time it rains.
This is the most common cause of a wet basement in this city and the cheapest to fix. Extensions carrying water two metres out cost very little and solve a startling number of "we need waterproofing" calls.
2. Negative grading
Soil should fall away from the house. Over decades it settles, and gardens get built up, until the ground slopes toward the foundation instead.
Regrading the first two metres around the house is often under $2,000 and can eliminate the problem entirely.
3. A failed window well
A window well with no drain, or a drain that has silted up, becomes a bucket against your basement window during heavy rain. Water then comes over the sill.
A window well drain at $500 to $1,500 per window per window fixes it. This is frequently misdiagnosed as a foundation problem because the water appears on the floor some distance from the window.
4. A foundation crack
A single crack, usually vertical, often with staining or efflorescence running down from it. Water enters at one identifiable point rather than along a wall.

5. Failed weeping tile
Now we are into real money. When the drainage around your footing stops working, water builds against the whole foundation and comes in at the floor-wall joint along multiple walls.

6. Condensation, which is not a leak at all
Warm humid air meeting cool concrete produces moisture across large areas, typically worst in July and August, with no relationship to rainfall.
A dehumidifier fixes this. Every year people pay for drainage systems to solve a problem that was never groundwater.

How to tell them apart yourself
Where does the water appear? At the floor-wall joint along several walls suggests drainage failure. At one point on one wall suggests a crack. Near a window suggests the well.
When does it appear? Only during and after heavy rain suggests surface water — downspouts, grading, wells. During dry spells too suggests groundwater and a real drainage problem. Only in humid summer weather suggests condensation.

What we do on a first visit
Walk the exterior before the interior. Downspouts, grading, window wells, visible cracks, and where the ground sits relative to the sill.
Then inside: where the staining is, whether the pattern is joint-line or point source, whether there is efflorescence, and what the floor drain and any existing sump are doing.
Only then does a recommendation make sense. If the answer is downspout extensions and a regrade, that is what we will tell you, even though it is a fraction of the invoice a system would have been.
