Underpinning in Toronto costs $350 to $800 per linear foot of foundation wall. Quotes appear wildly inconsistent because contractors multiply by different things: linear feet of wall, square feet of finished floor, or square feet of excavated face. The same 600 square foot basement priced under those three structures produces totals from $35,000 to over $180,000.
That is not a rhetorical example. It is what happens when you apply three currently published Toronto rate structures to one identical job.
The problem, stated plainly
Search for underpinning prices in Toronto and you will find companies publishing $80 to $160 per square foot, and others publishing $300 to $500 per square foot.
A homeowner reads those and concludes one company is three times more expensive than the other. That conclusion is almost certainly wrong, because the two numbers are not measuring the same surface.
"Per square foot" can mean the finished floor area of the basement, or the area of the vertical face being excavated and rebuilt. Those are different quantities on every house. Neither company usually says which one they mean.
One basement, three rate structures
Take a real Toronto semi: a basement measuring 20 feet by 30 feet, so 600 square feet of floor, with 100 linear feet of foundation wall around it. The owner wants the floor lowered two feet.
Two of those three land inside the real market range for this job. The third does not — $180,000 to $300,000 is above what a full basement lowering costs on a Toronto semi at all.
Which tells you something important: the company publishing $300 to $500 per square foot cannot be multiplying by finished floor area. They are almost certainly quoting against excavated face area, a much smaller number. Their actual total may be perfectly competitive.
But you cannot know that from their website, and neither can their competitors' customers. The buyer is left comparing numbers that were never comparable.
Why linear foot is the more honest unit
Underpinning is work performed along a wall. You dig under a wall, you form against a wall, you pour beneath a wall. The cost scales with how much wall and how deep, not with how much floor sits between the walls.
Square-foot pricing borrows its unit from flooring and drywall, where the floor area genuinely is the work. Applied to underpinning it hides a real distortion.
Consider two basements, both 600 square feet. One is 20 by 30 with a 100 foot perimeter. The other is a long narrow 10 by 60 with a 140 foot perimeter. Priced per square foot they cost the same. Priced per linear foot — which is what the crew actually has to dig — the second is 40% more work.
The narrow basement is not a hypothetical in this city. It is the shape of a large share of Toronto's downtown row housing.
What the per-foot rate usually excludes
Even once you have a linear-foot number, it rarely covers the whole project. This is the second place quotes diverge.

Add those up and the excluded items routinely come to $15,000 to $30,000 on a residential project. A $350 per foot quote that excludes all of them is not cheaper than an $800 per foot quote that includes them. It is more expensive.
Soil disposal is the item that catches people hardest. Lowering 600 square feet by two feet means removing roughly 45 cubic metres of material, largely by hand and conveyor, up a stairwell, into bins. In a built-up neighbourhood with no rear access there is no cheap version of that.
The four questions that make quotes comparable
You do not need to become an estimator. You need four answers, in writing, from everyone who quotes you.
1. What unit are you quoting, and what is the quantity?
"Per linear foot, 100 linear feet" or "per square foot of finished floor, 600 square feet." If a contractor will not commit to a denominator and a quantity, the quote cannot be checked against anyone else's.
2. How deep is the underpinning, in inches?
Depth drives cost more than almost anything else, and it is not the same as how far the floor drops. Underpinning usually extends well below the new slab level. Two quotes at the same rate and different depths are different jobs.
3. Which of the excluded items above are in your number?
Go down the table. Engineering, permits, geotechnical, disposal, slab, plumbing. Get a yes or no on each one.
4. What is the total, including everything, to a finished slab?
This is the number that actually matters, and the one worth comparing. Everything above exists to make sure this figure means the same thing on each quote.
